TENDENCY OF CONSTRUCTION

- The use of BIM (Building Information Modeling) as software designs in the smaller offices due to more economic package this software development.
- Mortgage loans and insurance providers delivered to sustainable building owners benefit packages.
- Large houses are in fall: small and custom homes are the ever built, reflecting the users search for a more efficient and conscious housing.
- There is a growing development of eco-community, which consist of real estate projects grouped housing with efficient design and technologies of production of energy.
- Conservation and reuse of water will be transformed into something more important to housing, is why the development of new technologies in health products will be important in the final performance of housing.
- Reducing the carbon footprint will be the new not only challenge for housing, but for the companies that produce materials and building products.
- Net-Zero housing will gain ground.
- Education for sustainable construction, both in architecture, construction, urban planning, finance, will affect the construction market in subsequent years.

New on Infrastructure
While in countries around the world are on the downside, infrastructure has to a cumulate and put on a pause, so there has to be some new technology that can help to not be outrun by the demand. Like new material and methods that can make infrastructure last more or have less maintenance. By infrastructure we mean any kind, bridges, roads, water system, communication, etc. like High-strength Steel that right now is expensive but it is starting to be more available. Or like the Self-Healing Concrete that a Professor at University of Michigan is working on. On one side materials and on the other new methods of working with the old materials can accomplish that the cities that we live in don’t break down. AIS at Monterrey is always trying to know new methods and learning new technologies, from the design process by new software to the construction by implementing new construction systems, which can make a plus to our clients without empting their pockets.

New on Hospitality
While on past years it seemed that every week or so a new restaurant had to open a new branch, in the present crisis is now stay quite but do it grate. Budgets for new restaurants and hotels etc, are now really tight. So designer are now put to the test to do the best with less, which has come to the more friendly and familiar trends that we are seeing on restaurants, les generic and more specific.
Hotels are changing rapidly, hotels today are the city itself, and your room is your temp house. If before visitor went to a city, it seems that now they are visiting a specific hotel. Where you can invite friends, and instead of having a bath on a tiny corner of the room, now you are having a shower with a view that takes your breath. Everything is a lot more personal and again les generic.
As well on the future of retail (we have to do this Retail issue on its own) or market places, it might shift to the idea of no more massive retailers and adding smaller one s where the lease might be longer

Next on Preservation
It seems that the Word itself is now a day’s more complex than ever before, is not referring to a green issue is, preservation of old building with a high sentimental or aesthetic value, or is it to reinforce existing buildings for the next earthquake or tsunami.
On preservation historic buildings it seems that there are two thing that actually are happening, one is that many technologies (material) are being forgotten by de masonries, if 20 years ago everything was brick base now is gypsum board, so restoration or the action of preserving an historic building is starting to really specialize at all the range of the activity. Two, in a plus side, with a laser scan that actually marks the difference between the construction drawing (if there are some) to the existing building, showing exactly if a wall is shifted or not.

First days of a new decade, let’s start imagining what’s is going to be new trends and pads that architecture is going to take due to scientific advances and willing of always having to use the newest thoughts.
So during these next days we are going to try to foresee what going to happen in a year, 5 years and 10 years in different topics concerning architecture.

Chameleon … not other Culture Club Song
While in Monterrey Mexico every body has been exited with the Palacio de Hierro building made by Javier Sordo Madaleno and Enrique Quintero, the building in self is a prove that Consumption it’s an important issue in architecture, these building above the fact is reach in detail in the inside, the façade is a complex lighting system that changes patterns and colors during the night, you can actually see it from any hill around this area. The building was finish on 2006 and I still go “wow” every night that I drive in front of it. The lighting system of the façade is program before hand, I would like to know is there is a way that these lights could interact to what’s happening out side or inside the building, wouldn’t be this something else?
While ago I found a car made by Sony with Toyota, called the POD which had a substantial number of sensors that scanned his owner and learn his behavior, and reacting to it. While driving when it get close to a car his LED light that runs from front to back could turn orange (Orange for SMILE). Or when the driver is making sharper turns or seams that his movements are aggressive than usual the LEDs could turn red and so on.
